GENERAL
•Up front pricing – Flat rate pricing – by the job not the hour- Volume Discounted 15% for residential property managers
•30 day warranty on repairs and 1 year labor warranty on installation of equipment.
•24 hour emergency service.
•Sufficient man power and equipment to take care of condo association common areas as well as residential proper.
•Class A contractor with liability and workmen compensation insurance.
HVAC
•Check insulation in the attic, basement and other areas for “dirty spots” which indicate air leaks – We can seal and caulk.
•Check CO readings on gas furnaces and water heaters. CO is a silent killer.
•Clean and service HVAC systems. Dirty filters alone will shorten the life of a system.
•Clean and check operation of gas fire logs.
•EZ-trap on air handlers in the attic. Device shuts off system when condensate line backs up to prevent water damage to ceilings.
ELECTRIC
•Check and repair outdoor lighting. With dark days of winter exterior lighting is very important for safety. Install timers and/or photo cells for dusk to dawn operation.
•Maintenance and warranty service on home stand by generators.
PLUMBING
•Winterize vacant homes. Drain water system and water heaters and winterize.
•Plumbing inspection of all piping and fixtures. A faucet that drips 10 drips a minute wastes 1.5 gallons of water per day. 43 gallons of water per month and 526 gallons of water per year. Several dripping fixtures can significantly drive up a water bill.
•Maintenace contract on sewer piping to keep clear of grease, especially helpful with associations. Includes camera inspection of water and sewer lines and water jetting to clear.
•Leak detection under cement slabs.
•Back flow preventer and private fire hydrant – Test and certify operation to city.
